Redrawing the Lines: Van Buren County’s GIS Parcel Remapping Project

Van Buren County is embarking on an ambitious journey to redraw its 50,000+ property parcels with unprecedented accuracy. Known as the GIS Parcel Remapping Project, this effort represents a major leap forward for landowners, taxpayers, and public services in our community. Here’s a look at what the project entails and how it will benefit us all.

Why Does Van Buren County Need a Remapping Project?

The county’s current parcel maps date back to the late 1990s and early 2000s, when they were digitized from paper tax maps. These hand-drawn maps, created without precise GPS data, often had inaccuracies. In some cases, parcel boundaries are misaligned by as much as 50-100 feet when compared to real-world coordinates.

Such discrepancies were less noticeable on paper maps, but with today’s modern tools—like aerial photography and GIS overlays—these errors are glaring. Thanks to Michigan’s statewide remonumentation program, which provides accurate GPS coordinates for section corners, we now have some of the data needed to redraw many parcels with a much higher degree of accuracy.

A Painstaking but Vital Process

The remapping process is far from simple—it’s a meticulous effort that begins with analyzing the legal description for every single parcel. These descriptions, written over decades, detail property dimensions, boundaries, and unique features. During this process, we often uncover discrepancies, such as overlaps, gaps, or inconsistencies between adjacent parcels. These errors must be carefully addressed to ensure the new maps are as accurate as possible.

Once the legal descriptions are reviewed, the parcel lines are drawn within the GIS system, aligning them with precise GPS-based section corners and aerial imagery. This combination of historical documentation and modern technology ensures that the remapped parcels are both legally and geographically accurate.

How the Project Benefits the Community

Accurate parcel mapping brings numerous advantages to Van Buren County residents and stakeholders:

  • Clarity and Confidence: Improved boundary accuracy reduces disputes, simplifies property transactions, and fosters trust among landowners.

  • Fair and Accurate Taxation: Updated parcel dimensions ensure property assessments reflect true values, promoting equitable taxation.

  • Enhanced Public Services: Reliable data improves zoning, infrastructure planning, emergency response, and environmental management.

  • Legal and Historical Accuracy: Modern mapping resolves title issues, preserves historical records, and supports legal clarity in boundary disputes.

  • Economic Growth: Clear parcel data aids businesses and developers in planning projects that strengthen the local economy.

  • Transparency and Accessibility: Up-to-date maps and online tools empower residents with easy access to reliable property information.

From individual landowners to government agencies, the benefits of this project will be felt across the entire county, improving both daily operations and long-term planning.

Van Buren County Parcel History Viewer

For a fascinating look at how parcel mapping has evolved over time, residents can explore the Van Buren County Parcel History Viewer. This interactive tool shows the progression of GIS parcel data from the oldest, least accurate maps to the latest updates.

The Viewer highlights the incremental improvements made over the years, from the initial digitization of paper maps to updates based on better data and tools. It also demonstrates how the current GIS Parcel Remapping Project is making dramatic leaps in accuracy, with parcel lines now aligned to within +/- 3 feet of true GPS coordinates.

By comparing past and present parcel layers, users can see firsthand how far mapping technology has come—and why this project is so essential for the county’s future. The Viewer not only showcases the progress being made but also celebrates the efforts behind improving the accuracy and utility of our parcel data.

The Tools of the Trade

The remapping effort is powered by advanced Geographic Information Systems (GIS) technology and artificial intelligence (AI) to streamline the process. The foundation of the project is the GPS-accurate section corner data gathered during the ongoing remonumentation process. Together, these tools allow the Van Buren County Digital Information Department (DID) to redraw parcel boundaries with precision within a tolerance of +/- 3 feet. The GIS parcel maps will never be "survey grade", but they will provide a much better depiction of each parcel.

A Herculean Effort, Managed In-House

This monumental project is being carried out entirely in-house by the dedicated staff of the DID. However, the scope of the project presents challenges:

Remapping progress tracked daily.
  • Workload: With just one or two staff members handling this alongside other duties, progress is steady but slow.

  • Data Gaps: Some section corners lack accurate GPS coordinates, which could delay completion of certain areas.

The county aims to redraw 5,000–10,000 parcels per year, meaning the project could take 5–10 years to complete. While the pace is limited by resources, efficiency savings from other automation initiatives have made this project possible without additional costs.

Community Input and Future Plans

Residents can help expedite the process by sharing recent property surveys, particularly those that include GPS coordinates. These contributions help ensure the accuracy of individual parcels and speed up mapping efforts.

As parcels are redrawn, the improved data is regularly shared via updated maps and incorporated into the county’s online mapping tools. These increasingly accurate maps will serve as the foundation for countless public services and private transactions for decades to come.

Looking Back—and Moving Forward

The GIS Parcel Remapping Project also highlights how far mapping technology has come. The original hand-drawn maps of the 20th century served their purpose for many years, but their inaccuracies reflect the limitations of the tools available at the time. Today, Van Buren County is using cutting-edge technology to correct those errors and provide a stronger, more reliable foundation for the future.

As we look ahead, the GIS Parcel Remapping Project represents a commitment to accuracy, fairness, and innovation for the residents of Van Buren County. Stay tuned for updates on this exciting initiative and check out our regularly updated maps to see the progress in your area!
